Five signs your roof needs immediate repair

Updated · First published

A roof needs prompt attention if you see water stains indoors, missing or damaged shingles, heavy granule loss, a sagging roofline, or damaged flashing around a chimney or vent. Small problems are cheaper to fix before water damages the decking, insulation and ceilings.

1. Water stains on ceilings or walls

Brown or yellow stains on a ceiling or upper wall usually mean water is getting in. The leak is not always directly above the stain, because water can travel along the roof deck and framing first. Check the attic, if you can do so safely, for damp wood or insulation.

2. Missing, cracked or lifted shingles

Wind can lift, crack or tear off shingles. Each gap exposes the underlayment and decking to water. After a strong storm, look at the roof from the ground for missing pieces or shingles that look out of line.

3. Granules in gutters

The granules on asphalt shingles protect them from sun damage. Some loss is normal on a new roof, but heavy granule loss on an older roof means the shingles are wearing out.

4. Sagging

A roofline that dips or sags can mean the decking or framing underneath is weakened, often from long-term moisture. This needs to be looked at soon.

5. Damaged flashing

Flashing seals the joints around chimneys, vents, skylights and walls. Rusted, loose or missing flashing is a common cause of leaks. Leaks next to a brick chimney can also come from the chimney itself; see brick chimney repair.

What to do next

Do not climb onto a damaged or wet roof. Note where you see the problem and take photos from the ground or from inside. Then call (219) 743-0451 or request a free on-site evaluation. We will look for the source and explain whether a repair or replacement makes sense.
