Repair or replacement

We recommend a repair when the damage is limited and the rest of the roof is in sound condition. We recommend a replacement when repairs would not last or would cost more over time. What we weigh:

• How widespread the damage is. A few damaged shingles or one failed spot can usually be repaired. Damage across large areas usually cannot.
• Overall wear. Shingles that are curling, cracking or losing granules across the roof are near the end of their service life, even if only one spot leaks today.
• Repeat leaks. Leaks in several places, or leaks that return after repairs, point to a roof that is failing as a whole.
• The roof deck. Soft or rotted decking found during the evaluation has to be fixed before new shingles go on.
• Existing layers. Building codes limit how many layers of shingles a roof can carry, which affects whether old shingles must be removed.
