Why regular chimney maintenance matters

Updated · First published

Chimneys need regular attention because they are exposed to weather on every side, and small problems in the brick, mortar, crown or flashing let water in and get worse each winter. The National Fire Protection Association recommends having chimneys, fireplaces and vents inspected once a year.

What you can check from the ground

  • Cracked, flaking or missing bricks
  • Mortar joints that are crumbling or recessed
  • White stains (efflorescence) on the brick, a sign of water moving through it
  • A chimney that leans or has loose bricks near the top
  • Rust stains or gaps where the chimney meets the roof

Inside the house

  • Water stains on ceilings or walls next to the chimney
  • Damp or musty smells near the fireplace
  • Water or debris in the firebox

Why it pays to fix small problems

Water that gets into brick and mortar expands when it freezes. Each freeze-thaw cycle widens cracks and loosens joints, so a small repair one year can become a larger rebuild a few years later.

Inside the flue

Creosote buildup, blockages and flue liner damage are fire and carbon monoxide safety issues. These are handled by a chimney sweep or inspector, separately from exterior masonry repairs.
